Kawartha Lakes Real Estate Market Watch Issue 17-03
Kawartha Lakes home sales above average in April, but down from one year ago
Home sales recorded through the MLS® System of the Kawartha Lakes Real Estate Association Inc. were down on a year-over-year basis in April 2017.
Residential sales numbered 151 units in April 2017, down 15.2% from the 2016 record but still above both the five and 10-year averages for the month.
On a year-to-date basis, home sales totaled 438 units over the first four months of the year. This was down 1.1% from the same period in 2016, but still marked one of the best starts to any year on record.
New residential listings on the Associations MLS® System totalled 224 units in April 2017, down 0.9% on a year-over-year basis. This was the lowest level in eight years for new supply in the month of April.
Overall supply is currently running near record lows. There were just 193 active residential listings on the Associations MLS® System at the end of April 2017, dropping 50.8% from April 2016.
There were just 1.3 months of inventory at the end of April 2017, well below the 2.2 months reported at the same time in 2016. The number of months of inventory is the number of months it would take to sell current inventories at the current rate of sales activity.
